NOTICE TO PROPERTY OWNERS & OCCUPANTS
In accordance with Georgia Law (OCGA 48-5-264.1), please be advised the Warren County Board of Tax Assessors' Appraisal Staff may be visiting your property in order to review and update property information. These visits enable us to determine fair market value more accurately and make other determinations as required by law. A county vehicle will be used for these visits. Also, a business card will be left if the owner is not at the property. If there are any questions or concerns about these visits, please contact the Warren County Tax Assessors' Office at (706) 465-3321.



NOTICE TO PROPERTY OWNERS

This notice is to inform property owners that sales prices of property in Warren County have increased substantially for several years. Due to the increased prices, the Assessors' Office is required by law to revalue property. It has been a number of years since a revaluation has been done.

We plan to do the revaluation work over a period of several years and will include the different classes of property. As a result of the large number of recent sales of houses in the county, the focus of this year's revaluation will be an increase in the values of houses. This increase is an attempt to bring the values more in line with the sales prices.

We would like to stress this increase is what we must do, not what we want to do, and we have postponed it as long as possible. Assessment notices will be sent reflecting these changes on May 31, 2024. According to Georgia Law, you have until July 15, 2024 to file an appeal on the current valuation of your property.

If you feel our valuation has exceeded the true fair market value of your property, we encourage you to file an appeal. We also encourage you to use our website and other information on the Internet to determine your estimate of value prior to filing your appeal. Please provide any facts to support your estimate. Appeals must be in writing either by letter or an appeal form, which is available upon request.

Filing an appeal based on emotion because your property value increased or because of how you feel the value increase will affect your taxes is not likely to result in a successful appeal outcome. Of course, you do have the right to place any value you prefer in the Owner's Value Assertion box on the Appeal Form. However, if you place last year's value in that box, your appeal appears to be filed based on emotion and not one that was researched prior to preparation.

Did you know?
Warren County was created in 1793 from parts of Columbia, Burke, Richmond and Wilkes counties. Georgia's 20th county was named for Revolutionary War hero, General Joseph Warren, who was killed in the Battle of Bunker Hill.

The City of Camak was named for James Camak, a newspaper editor in Athens and the first president of the Georgia Railroad.

Warren County claims to have had the first Rural Free Delivery system, initiated in 1868 by several farmers near Norwood. The six men hired someone to deliver the mail to their farms in return for room and board.

Warren County shares the 24,000-acre Ogeechee Wildlife Management Area with Hancock County. The Ogeechee River forms the western boundary of the county.

The county is home to several local parks, as well as a hunting preserve.

General LaFayette visited Warrenton in 1824, and a ball was held in his honor at a local home which is still standing.
