COUNTYWIDE REVALUATION OF REAL PROPERTY

The Lanier County Board of Commissioners and the Lanier County Board of Assessors has contracted with Technical Appraisal Services of Georgia to conduct a county wide revaluation of real property in Lanier County. It's been several years since a full revaluation of real property has been done. The last revaluation was in 2007, but a new revaluation is about to get underway. The classification of properties involved includes residential, commercial, industrial, and agricultural.

Revaluation involves the reassessment of real property to its current fair market value. The Lanier County Board of Assessors' Office staff have been dealing with the historical movement of the real estate market in Lanier County, which has increased steadily over the last several years.

As it the case with all county tax assessor's office across the state of Georgia, the Lanier County Assessors' Office is regulated by the Georgia Department of Revenue, as well as the Georgia Department of Audits. There are certain criteria that the State looks at each year to ascertain whether the Assessors' office is complying with the rules and regulations of the State of Georgia. The Audit Department looks at current sales that have occurred in the Lanier County and compares these sales to the current assessed value of the property. These comparisons must stay within a certain range determined by the Department of Revenue. The assessed values in Lanier County have fallen out of compliance and, therefore, there is a need for a revaluation to bring the assessed value back into compliance.

The Revaluation Project will be conducted by the staff of Technical Appraisal Services of Georgia. They will be visiting the properties in Lanier County, and they will be clearly identified with signs on the vehicles, Orange/yellow vests, and picture IDs. If you have any questions or concerns, please contact our office at 229-482-2090.

Our office is open to the public from 8:00 AM until 5:00 PM, Monday through Friday.

The goal of the Lanier County Assessors Office is to provide the people of Lanier County with a web site that is easy to use. You can search our site for a wealth of information on any property in Lanier County.

Lanier County, the 155th county formed in Georgia, was created in 1920. The county was named in honor of Georgia state poet, Sidney Lanier.

Lakeland, the county seat, is Lanier County's only incorporated municipality. Originally called Mill Town, Lakeland received its current name in 1925 in honor of its proximity to several lakes including Grand Bay Lake, Lake Irma and Banks Lake.

For many years, Lakeland owned and operated its own railroad.

The county is famous for its excellent fishing in the Alapaha River, as well as in its many small lakes. Banks Lake Wildlife Refuge, which includes a 3,900-acre lake, is located in the county.
