The 2009 values shown on this website are our current fair market values for these properties. You may or may not be taxed on these values. The Georgia State Legislature has passed legislation preventing counties from taxing property on an increased value that is derived from a revaluation for three years. This kind of increase commonly occurs when land pricing schedules or construction pricing schedules are changed and applied to all property in a certain class or location. Property values that increase because there is new construction, remodeling, subdivisions of land, or characteristics about the property that is different from our most current record, for example a room addition, or porch enclosed or fence can be taxed on the increased value to the property. We are currently waiting on a software update that will allow us to record the value to be for taxes as well as maintain the true fair market value of each parcel. We expect to receive the update the first week of July and have assessment notices mailed around the middle of July. Only property owners whose value has changed since last year and new owners will receive assessment notices. We anticipate mailing 2,000 notices this year. Those property owners will have the usual 45 days from the date of mailing to file an appeal if they wish. Appeals must be based on value, taxability, or uniformity. Applications for Homestead exemption must be submitted before April 1, 2009 for tax year 2009 The land owner must apply in person at the tax assessors' office. Bring documents substantiating your residency. This is our second year mailing notices and bills to your new 911 address. It is your responsibility to ensure that we have your correct address. If you fail to receive your assessment notice or tax bill because it was returned by the post office for a bad address, you will not get an extension to file an appeal or pay your taxes.
