What does the Property Appraiser do?

The Property Appraiser is responsible for identifying, locating and fairly valuing  all property, both real and personal, within the county for property tax purposes.

Does the Property Appraiser levy or collect taxes?

No. Florida’s Constitution requires property appraisers to determine the just, or market value of each parcel as of January 1 each year…then apply all valid exemptions, classifications, and assessment limitations to determine each property’s taxable value.  The Property Appraiser DOES NOT determine the property tax rate or the amount of taxes levied. 

Who decides how much my tax rate will be?

The Calhoun County Taxing Authorities – County Commission, City of Blountstown, School Board and NWFL Water Management District. The taxing authorities determine your tax (millage) rate.  Each taxing authority within the county sets their own tax (millage) rate based on the amount of tax dollars necessary to fund their annual budget. They hold public hearings every year and the date and time of the hearings is mailed to each property owner in  August in your Proposed Property Tax Notice.

Recording a new deed for your property may result in an increased property tax bill.

Carla Trickey Peacock was born and raised in Calhoun County, graduated from Blountstown High School and attended Chipola Junior College. Carla was elected in 2016 as Calhoun County’s first female Property Appraiser.

Carla is a Certified Florida Appraiser (CFA) and a member of the Property Appraiser Association of Florida (PAAF), the Florida Association of Assessing Officers and the International Association of Assessing Officers.
